Homeowners in Southall are among some of the least likely in the UK to sell up, according to new research by property market website SellingUp.com.

The UB postcode ranks bottom of the table which lists 104 postcodes by the estimated percentage of household properties for sale in each area.

According to the figures, only 2,561 out of 127,062 properties with a UB postcode are listed as being up for sale - equivalent to 2.02% of the homes in the area.

Estate agents in Southall believe that cultural factors are the cause, with the area having a large Asian population.

Sakib Afzal, manager of Right Time Estates, said: "They love it here because there is a massive Asian community and Asian shops and restaurants and everything they require.

"The community don’t want to leave. It’s very family orientated and a mixed culture.

"Families sometimes pass them onto each other and they don’t advertise. Flats are a good investment and landlords are holding onto them.

"Also, it’s close to Heathrow for people getting back home, and not too bad to get to central London."

Gulbir Dhillon, manager of Smile Estate Agents, added: "A lot of people don’t want to sell their properties, they just don’t want to leave.

"In some cases it can be they are sold within the family and never reach the sales market."

Meanwhile, properties that come under the W postcode are on the complete opposite end of the figures, with 3.52% of properties in that post code area being up for sale - putting the area in the top 20 for the highest proportion of homes on the market, according to SellingUp.com.

Brent's postcode of NW found itself at number 53 on the list, with 2.92% of properties being up for sale, while properties in Brentford's postcode of TW also found themselves lower down the table, ranking at number 70 with 2.79% up for sale.

Harrow's postcode of HA is also at the lower reaches of the list, coming in at number 91, with 2.43% of the 169,235 household properties up for sale.
