Construction has kicked off at the UK's largest regeneration project with 605 homes being built on the site of a derelict hostel.

Work started at Oaklands on Old Oak Common Lane, Ealing on Friday (September 29), making it the first building project within the vast Old Oak Common and Park Royal redevelopment to begin work.

QPR and Genesis Housing Association are the developers in charge of the £175 million Oaklands project and promise that 40% of the 605 homes being built will be affordable and include social housing.

QPR chairman, Tony Fernandes said: "We are delighted to be working with Genesis to develop the Oaklands site.

"The fact that we are creating 605 homes for Londoners, including many affordable homes, 10 years in advance of HS2 shows that there is plenty that can be achieved at Old Oak well before the new high speed line is finished.

"We own other sites in Old Oak and want to bring them forward as quickly as possible to create the homes and affordable homes that London desperately needs."

He added: "All this development will help to alleviate London’s housing crisis, as well help us achieve our ultimate goal, which is to secure the future of QPR in West London through the construction of a new stadium with sporting, community and educational facilities that are used all year round."

The Oaklands development is next door to the planned site for a Crossrail/HS2 transport "superhub" and will provide a new link road from Old Oak Common Lane to the wider regeneration area.

Chair of Genesis Housing Association, Dipesh J. Shah OBE, said: "The Oaklands development is very important to Genesis. We are committed to providing homes for people who need it at price points that are accessible

The Oaklands community will have a mix of housing products within it, including social rent, affordable rent, shared ownership, and market rent. Through this mix we believe we will create a sustainable and thriving community."

Residents are expected to start moving into the Oaklands homes in early 2020.

What will Oaklands look like?

Developers Genesis and QPR say:

  • As well as 605 new homes the £175 million Oaklands will have 3,500 m2 of office and commercial space for businesses to rent.
  • 40% of the 605 new homes will be affordable and include social housing.
  • The remaining homes will be one, two and three-bedroom apartments available for rent - the homes will not be for sale but remain in the ownership of Genesis and QPR.

  • There will be landscaped public areas to provide communal space for the new residents.

What is the Old Oak and Park Royal regeneration?

The Oaklands development forms part of the Old Oak and Park Royal regeneration project.

The project is overlooked by the Mayor of London's development corporation the Old Oak and Park Royal Development Corporation (OPDC).

It spans more than 640 hectares and stretches across the three boroughs of Brent , Ealing and Hammersmith and Fulham .

The OPDC regeneration promises to bring with it 25,500 new homes and 65,000 new jobs in the next 30-40 years.
