Plans for a £40million housing development in Yiewsley have been enlarged to include more than 300 homes.

Property firm Kitewood Estates had originally proposed to build 241 flats in the area enclosed by Tavistock Road and Bentinck Road, behind High Street.

But the company has now bought the adjoining site, where the Tigi Warehouse stands, and plans to construct blocks of flats containing a total of 308 homes in time for Crossrail's launch in the area.

The firm has submitted its revised plans for the Tavistock Gardens development to Hillingdon Council, which is scheduled to make a decision by January 2015.

If granted planning permission, the developer hopes to begin building work in late 2015 and to finish the project in 2017.

Director Bob Grylls said it would represent a major improvement to Yiewsley and West Drayton.

He added: “Already the dramatic improvements the council have implemented to the high street and bridge across the canal, combined with the imminent arrival of Crossrail, are acting as a catalyst to the regeneration and fortunes of West Drayton.

“The combined vision of local people and the council has enabled Kitewood to build on the existing plans and improve them by extending the development to include the Tigi site.”

Under the original plans, which a committee resolved to grant planning permission in 2013, the developer wanted to build blocks of flats up to 12 floors high.

But under the new plans, their heights would range between only three and eight floors, and the buildings would be spread over the enlarged site, such that the density of homes would be lower than originally proposed.

The development would include a mixture of one-, two- and three-bedroom properties, including some classed as affordable homes.

To make way for the development, the buildings currently at the site would need demolishing. These include Globe House, Globe Court, the Padcroft Works, the former Dairy Crest dairy and the Tigi warehouse.

When the original plans were being considered, campaigners had raised concerns that they only included 180 car parking spaces. The updated application includes 293, to reflect the increase in the number of flats being proposed.

The plans also include a piazza and a retail unit – possibly a gym – as well as a children's play area – all to be contained within the development.

To comply with legislation, the developer will give around £2million to the council in return for planning consent, to be spent on community infrastructure.
