Families who are looking to buy a house near west London's top state schools can expect to pay a WHOPPING £187,000 more for a home, new figures reveal.

An analysis of Land Registry housing data by getwestlondon has found that the average house price around non-selective state schools in the boroughs which are in the top 20 per cent for GCSE results nationally is £616,735.

In contrast, house prices around schools in west London that are in the bottom 20 per cent for GCSE results nationally stand £187,901 lower at £428,833.


And for those living right next to the best schools, property values can be totally different to houses a mere two or three streets away.


One example is The Cardinal Wiseman Catholic School in Ealing , which was one of the best performing state schools in the area in 2014-15, with 77% of its students achieving five GCSEs at A* to C including English and maths.


A house in the same postcode sector as the school will set you back an average of £355,000.


In contrast, the Alec Reed Academy, which is a few miles away, only achieved 35% five A* to C grades last year.


A house in the same postcode sector as Alec Reed Academy costs an average of £317,000, significantly less than the cost of a house near the much better performing Cardinal Wiseman Catholic School.

Sharing a postcode with schools in top 20% could make your house worth thousands more


The analysis calculated the average house price in each postcode sector in the UK as according to price paid data from the Land Registry for 2015 and 2016 so far.


Each state school in England, excluding special and selective schools, was then paired up with the average house price in their postcode sector and with their most recent GCSE results.


Nationally, it was found that the average house price in postcode sectors containing schools performing in the top 20 per cent in GCSEs was £309,841, compared to £177,319 for those in the bottom 20 per cent.


It seems as though parents are likely to have to pay a premium in order to move into areas near to good state schools, revealing a worrying hidden cost of the state education system.
