Housing developer St Edward is hosting a 'downsizing event' on Saturday for the so-called silver generation of older home buyers.

It hopes to snag some buyers for its 798-home Stanmore Place apartments described as 'a cosy and intimate neighbourhood against the backdrop of a serene waterside setting'. Current residents include families of ducks, moorhens and freshwater fish.

Many of the apartments, whose prices start at £395,000 have balconies or terraces and are said to be ideal for older homeowners who want to release the capital in their current properties by moving to somewhere smaller.

Tim Pettman, sales director at St Edward, said: "Stanmore Place provides a terrific opportunity for downsizers to own a home close to Central London without sacrificing the peaceful and relaxing lifestyle. With facilities such as the 24 hour concierge, private residents’ gymnasium and open green space the quality of life available at Stanmore Place is attracting significant interest from mature buyers looking to downsize."

Growth in the downsizing market comes as Prudential’s latest downsizing index revealed that more than two million people over the age of 55 intend to sell their current home and downsize to a smaller property.

Mark Johnson, associate at Preston Bennett, added: "Not only does downsizing release capital, it also enables home owners to simplify their lifestyle. Throughout 2014 we have seen a marked increase in the number of buyers who are looking to downsize from large family homes to properties which afford convenience."

Water is a central theme at the development, which includes three large fountains. At night the water features and landscape are brought to life with 'spectacular illumination' lining the lakeside. Stanmore Place residents will also be offered a 24 hour gym, dedicated concierge service, car share club and Business and Innovation Centre.

The downsizing event takes place at the Sales & Marketing Suite at Stanmore Place, Unwin Way, Stanmore on Saturday January 31, 12-4pm.
